PLANNING & ZONING DEPARTMENT

The Planning and Zoning Department originated as the Office of Planning and Zoning. In July 2011, the Office of Permits and Inspections merged with the Office of Planning and Zoning to form the Planning and Permits Department. That department reformed as the Planning and Zoning Department in October 2014.

In Talbot County, building codes are administered and enforced by the Planning and Zoning Department. The purpose of the codes is to set standards to safeguard life or limb, health, and public welfare. The codes apply to the construction, alteration, movement, enlargement, replacement, repair, equipment, use and occupancy, location, maintenance, removal and demolition of buildings or structures, or any appurtenances connected or attached to them in the County (County Charter, sec. 403; County Code, secs. 28-1 through 28-5).

The Planning and Zoning Department plans for the physical development and growth of the County. It also recommends revisions of the Comprehensive Plan, and prepares revisions, from time to time, of County rules and regulations concerning planning and zoning. In addition, the Department administers and enforces the zoning map and zoning rules and regulations.

The Department is aided by the Agricultural Preservation Advisory Board, the Agricultural Reconciliation Committee, the Historic Preservation Commission, the Planning and Zoning Commission, and the Board of [Zoning] Appeals.
